Trustco's Mortgage Process

At Trustco Bank, we strive to make your mortgage process as simple and stress-free as possible! Whether you are looking to purchase your first home or your fourth, we understand that it can be a big and often times daunting decision. That's why we want to make applying for your home loan quick and easy! Here's how our mortgage process works and what you can expect from us at each step:

1. Apply for a Loan

Right from the start you will see how easy it is to work with Trustco Bank. You can start the process at any of our over 140 branch locations, with a Branch Manager who is also a qualified Loan Originator. They will be able to go over the products and work with to see what is right for you. Or if you would prefer to start the application online, you can do so by simply clicking here to start your application online. During the application process, you will need to provide details about your income, liabilities, employment, and assets, and a full credit check will be completed.

2. Loan Processing

Once your application has been submitted, you can expect to hear from one of our Loan Processors. Your Loan Processor will walk you through any additional documentation that may be required to process your loan and will provide you with important disclosures relating to your application. An appraisal will be ordered on your property to determine its value. Please ask about our electronic documentation service as this often makes for a smoother application and closing experience.

3. Underwriting

Your application will be sent to our Underwriting team once all of the required documentation has been supplied. Our Underwriters work diligently to review your applications and provide you with a decision as quickly as possible. You will receive notification of their decision through the mail and/or through your client portal. Upon approval, your loan will be submitted to our Closing Department, who will help prepare you for a quick and stress-free closing!

4. Closing On Your Loan

Once your loan has been approved, a Trustco Bank Closing Coordinator will reach out to you for any final documentation, provide the closing disclosure, and schedule your closing. Our "Closing On Your Loan" document provides additional details.

5. Loan Servicing at Trustco Bank

After the loan closing, we will record the loan documents with the local municipality and immediately start servicing your loan right here at Trustco Bank. If you have questions about your loan, please reach out to a local Branch Representative, Trustco Customer Service, or our Loan Operations Department.
